STEP 1: INITIAL CONSULTATION
We conduct an initial phone assessment to understand your situation and priorities. We discuss the price you need and any challenges that need to be overcome. We also discuss how long you need to stay in the home before moving out and how quickly you need the quotation !
STEP 2: DETERMINE MARKET VALUE OF YOUR HOME
Prior to visiting you in person we will perform a comprehensive market assessment to determine the value of your home. We evaluate market comparables from recent sales in your neighborhood with data obtained from the “North Texas Real Estate Information System” typically referred to as the “MLS”. Our market analysis is much more comprehensive than usually conducted by a real estate agent and is more closely compared to a home appraisal.
STEP 3: INITIAL PURCHASE QUOTATION
If feasible we will visit your home to assess the condition and repairs that will be needed following your move out. We will review the market analysis that was performed on your house and provide you a quotation that is supported by objective market sales data.
STEP 4: CONTRACT SIGNING
All parties sign the official purchase contract. No real estate agents are needed, saving you thousands of dollars. We can even negotiate the option for you to continue to stay in your home for an extended period of time following sale.
STEP 5: WE TAKE CARE OF ALL ACTIONS TO ACQUIRE YOUR HOME
Lighthouse will take all normal actions required from the client in order to purchase the home, allowing you to focus on your next steps towards a better life.
STEP 6: CLOSING
We execute formal closing with you at a title company to finalize the purchase of the home.
STEP 7: GET PAYMENT
We pay you in full to complete the purchase as part of closing.
